　　除了像邢先生一样主动放弃的，梳理发现，很多购房者反映了“商转公”申请过程不顺利。无法享受“商转公”主要有：因期房延期交付尚未取得房产证，原贷款银行业务办理不积极，异地公积金无法办理，业务仅限于借款人家庭首次申请等。

　　

　　

　　　　中指研究院认为，“商转公”在提高公积金使用效率的同时，也有利于减少已购房家庭贷款利息支出，降低购房成本。但对于房地产市场来说，“商转公”单一政策很难扭转市场预期，仍需与其他政策协同配合，共同促进房地产市场逐步企稳。
