　　上海师范大学商学院教授、房地产与城市发展研究中心主任崔光灿对记者分析说，按套内面积计价由于面积的基础不同，单位面积的名义价格肯定会上升，但并不一定带来实际房价的上升，对于规范的企业来说，只是计价方式的变化，不会影响开发企业的总收入，对于购房人来说，也不会有购房总价的变化。

　　

　　

　　　　崔光灿建议，未来，要想进一步推动房地产市场计价方式改革，鼓励按套内面积计价，还需在行政管理上做出一系列政策完善。比如，后期产权登记上的面积设定，依据房价的相关税费标准等。
